📢 New Feature: Build More Targeted Lists With Zoning Wildcard Filter

If you’ve ever tried filtering by zoning code, you already know it is rarely simple. That is because zoning is not standardized across the country. Each county, and sometimes even township sets its own rules.

That makes a straightforward question like “what zoning lets me do X” surprisingly complex. The answer always depends on location.

In some areas, zoning is managed at multiple levels of government at the same time. As a result, the same use might be allowed in one jurisdiction and restricted just a few miles away.

Because of this, a universal zoning dropdown does not really work in practice. It would break the moment you crossed into a different jurisdiction with different naming conventions.

For anyone building a buy box around criteria like buildability, allowing for manufactured housing, or commercial potential, zoning becomes one of the most important filters in the entire workflow. But it only works well once you understand how that specific county structures its rules.

New in Zamplo: a more flexible zoning filter

We’ve added a zoning wildcard filter to better reflect how zoning actually works across different counties.

With this update, you can:

  • Search for partial zoning patterns

  • Include multiple variations of a zoning code

  • Exclude zoning codes you want to avoid

Instead of forcing zoning into a rigid format, this approach adapts to how it is actually recorded in each county dataset.

How To Use It

You will find zoning under the classification section of filters on the Export Data page.

If you are looking for an exact match, for example AR, you can enter AR in the match zoning field. This field supports multiple values, so you can add several zoning codes if needed.

In cases where zoning data includes variations like FCO AR, a more effective approach is to use a wildcard such as %AR%. This will capture any zoning code that contains AR anywhere in the field.

This gives you flexibility while still allowing you to build highly targeted data sets.
