Shape Your Market and Price with Accuracy

There’s a new enhancement available in the Customizable Pricing Tool that makes it easier to price land with tighter, more accurate comps.

Why this matters

When it comes to comping land, acreage alone is not enough. Two parcels can be the same size, in the same county or zip code, and still belong to completely different markets.

Utilities, road access, buildability, surrounding density, and land use all change value dramatically. A two acre parcel with power and water at the road is a very different deal than a two acre parcel down a dirt road with no utilities nearby.

This update helps you get even quicker at comping parcels that are truly apples to apples.

What’s new

You can now use saved shapes, or draw new ones, directly inside the Customizable Pricing Tool.

Instead of relying only on a radius for where you’re pulling comps, you can:

  • Draw or load a specific pocket you want comps from

  • Exclude nearby areas that look close on a map but behave like a different market

  • Focus only on parcels with similar purpose and characteristics

This is especially helpful in areas where values change quickly based on location, like where utilities end, where density drops off, or where land use shifts.

Less cleanup, fewer bad comps, better offers!

But Wait, There’s More!

For Basic Plan users and higher, it’s not just the pricing tool that got more powerful within your accounts, but you may have also noticed a new Property Class Layer that can be turned on when viewing the map.

This Layer is based off of the Property Class Filter, which is a general code used to easily recognize specific property types (Eg. Residential, Commercial, Vacant, etc.)
